7 Things Guests Notice First in a Holiday Home (and How to Style Them)

Guests decide whether to book your holiday home in a few seconds, and almost all of that decision happens in the photos. The good news is that the things they notice first are the things you can fix. Here is where we start on every property we style.

The first photo

Your lead image has one job: stop the scroll. It should show the best thing about your property, whether that is the view, the living room or the deck, in good natural light and without clutter. If your first photo is a front door or a driveway, change it.

The beds

Guests zoom in on beds. Crisp white linen, two pillows per person and a layered throw or cushion tell them the place is clean and cared for. Tired doonas and mismatched pillowcases tell them the opposite.

Somewhere to sit together

A holiday is about time with people. Show a lounge everyone can fit on and a dining table with a chair for every guest you sleep. If you sleep eight and seat four, guests notice.

One clear style

You do not need a theme, but you do need a thread. Pick a simple colour palette and repeat it from room to room. A home that feels considered photographs better and feels better to stay in.

Lighting

Overhead lights alone make a room feel flat. Add lamps at different heights and warm globes, then take your photos with the lamps on. It is one of the simplest changes you can make.

The little things that say welcome

A coffee setup, a stack of beach towels, a board game or two. Small touches like these show up in photos and are the details guests remember.

Less of everything else

Clear the benches, pack away personal items and remove the furniture that is only there because it always has been. Space reads as calm, and calm is what guests are booking.

Where to start

You do not have to do it all at once, and you do not have to do it alone. We are Sharon and Dee, and we own and host holiday homes ourselves, so we style for how a property performs as well as how it looks. Book a free consult and we will tell you honestly where your property stands and what to change first.
